Your condo association carries a master policy, but it usually only covers the building’s structure and shared spaces — not the interior of your unit, your personal belongings, or your liability. A condo policy fills that gap, protecting the walls-in features like flooring, cabinetry, and built-ins, along with everything you own and the financial responsibility that comes with owning a home.

A good condo policy is built around the gap your association’s master policy leaves behind. Here’s what it typically protects.

This section of your condo policy covers improvements and modifications you’ve made to your unit if they’re damaged or destroyed by a covered peril—commonly theft, fire, lightning, windstorms, snow, hail, rain, vandalism, malicious mischief, or vehicle and aircraft damage. (Check your policy for the exact list of perils it covers or excludes.)

You should aim to insure this at an amount equal to what it would currently cost to rebuild those improvements and alterations.

This portion of your condo policy covers your personal property—items like appliances, furniture, electronics, silverware and china, books, artwork, clothing, lawn and garden equipment, toys, and more. These belongings are protected against the same covered perils that apply to your dwelling coverage.

Make sure your policy includes a “replacement cost” endorsement, since this ensures your items are reimbursed at what it costs to replace them today, rather than their depreciated value, which could be lower.

Certain valuables, like jewelry, typically need to be individually listed, or “scheduled,” on your policy, and these items often come with their own coverage limits. If you want full protection for these belongings, you can purchase separate “jewelry and valuables” insurance.

This section of your condo policy helps cover your living costs if you can’t stay in your unit because it’s been damaged by a covered peril, such as a fire or storm. It can also apply if you’re required to leave your home due to a government-ordered evacuation tied to a covered peril.

Covered costs may include temporary housing along with extra expenses for meals and laundry. Coverage typically runs between 10% and 30% of your dwelling coverage amount, or it may instead be capped based on how long it reasonably takes to make your home livable again.

This section of your condo policy protects you against liability claims arising from injury or negligence, whether it happens at your property or elsewhere. Your policy specifies a maximum payout for these claims. To add an extra layer of protection beyond this limit, many homeowners also carry a personal “umbrella policy,” which can cost as little as $150 a year for $1 million in coverage.

This section of your condo policy pays medical costs for guests or visitors who are hurt in an accident at your property. It doesn’t extend to family members living in your household.

Your policy sets a maximum limit for these expenses, and you may be able to increase that limit by paying an additional premium.

Your deductible is the portion of a claim you’re responsible for paying yourself. When your insurer issues payment for a claim, it subtracts your deductible amount from the total, as specified in your policy.

You can raise your deductible to lower your premium, or lower it if you’re willing to pay more in premium.

Depending on where your property is located, deductibles may vary by peril. For instance, homes in coastal areas prone to windstorms may carry a higher deductible specifically for wind damage compared to other perils. Similar variations can apply to hurricane, tornado, or earthquake coverage in certain states.
